Agreement to Terms

By accessing or using the Anahuac RV Park LLC ("we," "us," or "the Park") tenant portal, website, or SMS messaging services, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our services.

SMS Messaging Terms

By providing your phone number to Anahuac RV Park LLC, you consent to receive SMS text messages from us. By opting in, you agree to the following terms:

Types of messages: You may receive messages related to:

Invoice and billing notifications
Payment reminders and confirmations
Maintenance updates and service responses
Emergency and severe weather alerts
Park announcements and operational notices
Move-in and move-out communications
Birthday and community greetings
Insurance and registration expiry reminders
Eviction and late payment notices

How you consent: You provide consent to receive SMS messages when you:

Provide your phone number during the check-in or lease process
Enter your phone number on the tenant portal
Verbally or in writing authorize management to contact you by text

Message frequency: Message frequency varies based on your account activity. You may receive up to approximately 15 messages per month during active billing periods. Frequency may increase during emergencies or severe weather events.

Message and data rates: Standard message and data rates may apply depending on your mobile carrier and plan. Anahuac RV Park LLC is not responsible for any fees charged by your wireless carrier for sending or receiving text messages.

How to opt out: You may stop receiving SMS messages at any time by:

Replying STOP to any message from us
Calling management at (409) 267-6603
Requesting opt-out through the tenant portal

After opting out, you will receive one final confirmation message. You will no longer receive SMS messages unless you opt back in.

Consent is not required: SMS consent is not a condition of tenancy, residency, or any purchase. You may decline to receive SMS messages and still maintain your tenancy and full access to the tenant portal.

Supported carriers: Our SMS service is compatible with most major US wireless carriers, including but not limited to AT&T, T-Mobile, Verizon, Sprint, U.S. Cellular, and regional carriers. Carriers are not liable for delayed or undelivered messages.

No mobile information sharing: We do not sell, rent, share, or otherwise disclose your mobile phone number or SMS opt-in data to any third parties for marketing or promotional purposes. Phone numbers are shared only with our SMS service provider (Twilio) solely for the purpose of delivering messages on our behalf.

Guest Portal Terms of Use

The guest portal is provided as a convenience for managing your stay at Anahuac RV Park. By using the portal, you agree to:

Provide accurate and current information
Keep your login credentials and PIN secure and confidential
Not share your account access with unauthorized individuals
Use the portal only for its intended purpose of managing your stay
Not attempt to access other tenants' data or circumvent security measures
Follow community guidelines when posting on the community board

We reserve the right to suspend or terminate portal access for misuse, unauthorized access attempts, or violation of these terms.

Community Board Guidelines

The community board is provided for tenants to share updates, fishing stories, events, and neighborly communication. You agree to:

Post only content that is respectful, truthful, and appropriate
Not post offensive, discriminatory, or harassing content
Not share other tenants' personal information without their consent
Not use the board for commercial advertising without management approval

Management reserves the right to review, approve, edit, or remove any community board content at its sole discretion.

Payments and Billing

Online payments processed through the portal are handled by Stripe, a third-party payment processor. A convenience fee of 3% applies to online card payments. By making an online payment, you agree to Stripe's terms of service. Anahuac RV Park LLC is not responsible for payment processing errors caused by third-party services.

Limitation of Liability

The tenant portal, SMS messaging service, and all related features are provided on an "as is" and "as available" basis. Anahuac RV Park LLC makes no warranties, express or implied, regarding the reliability, accuracy, availability, or suitability of these services.

To the fullest extent permitted by law, Anahuac RV Park LLC shall not be liable for:

Service interruptions, downtime, or technical errors
Delayed, failed, or undelivered SMS messages or emails
Unauthorized access to your account due to compromised credentials
Errors in billing data displayed on the portal (official records maintained by management prevail)
Any indirect, incidental, or consequential damages arising from use of our services

In the event of any discrepancy between portal data and official park records, the official records maintained by park management shall be considered authoritative.

Intellectual Property

All content, design, software, and features of the tenant portal and management system are the property of Anahuac RV Park LLC and are protected by applicable copyright and intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from any part of the system without prior written consent.

Changes to These Terms

We may update these Terms and Conditions from time to time. Changes will be posted on this page with an updated "Last updated" date. Continued use of our services after changes are posted constitutes your acceptance of the revised terms.

Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the State of Texas. Any disputes arising from these terms shall be resolved in the courts of Chambers County, Texas.
